What is the ETILocation Toolkit?

Years of experience in helping businesses assess optimal site location, have driven Estudios Técnicos Inc to develop a powerful set of analytical tools to streamline this decision process. The most ambitious of these artifacts is the ‘LAT’ or ‘Location Analysis Tool’ that pinpoints the most adequate locations for a given type of business. In addition to the Location Analysis Tool, the ‘Permit Detective’ scans all the Construction and Use permits granted in the area. Also included in the toolkit is the ‘Zoning browser’ tool which displays the patterns in regulatory zonings for each parcel. Finally, the ‘Infrastructure visualizer’ allows to see the density of different layers of heavy, soft and living infrastructure, such as, distances to gas stations, pharmacies, cinemas, etc.

Using a combination of metrics and real-world factors. This tool finds the most optimal locations for a potential new site. There are core features that are taken into consideration; however, depending on the industry other factors are considered.

Location of every development permit granted in Puerto Rico from 2014 on. Development permits are mostly: zoning consultation, use permit, lot segregation, etc. Easy to browse and locate.

The first ever online zoning map in Puerto Rico. Allows to locate and filter the zoning of 1.4 million lots in Puerto Rico. Indispensable tool for site and development planning.

This map visualization helps to assess the level of infrastructure in a zone. Puerto Rico is divided into a grid of cells of 500 m x 500 m, for each cell, a color code indicates the level of infrastructure density.

The infrastructure is divided into: 1) Hard: water plan treatment, heliports, airports, ports; 2) Soft: primary roads, hydrants, power substations, power distribution lines, etc 3) Living: hospitals, pharmacies, banks, schools.

The location data that comes from the mobile phones, can be used to determine whether a phone is in an are close to its residence or not. This allows us to determine, for each municipality in Puerto Rico, the areas that are most visited by non-residents, such as, typically, the town center, and other similar areas. We call these areas, the “hotspots” of the town.
